Building Surveying Kapiti Coast District Council Assets
Location: Kapiti Coast, New Zealand
Project Duration: 2018-2020
Client: Kapiti Coast District Council
PROJECT
Miyamoto Building Surveying (MBS) was engaged by Kapiti Coast District Council (KCDC) to undertake inspections and reporting on KCDC owned Pensioner Flats, KCDC owned residential houses, non-residential buildings and ablution/toilet blocks throughout the Kapiti Coast.
APPROACH
Inspection and reporting consisted of assessing each structure and entering each assessment into the KCDC’s SPM Asset Management System. In addition, a written assessment report was produced for each building focusing on the potential risk associated with each
Further detailed intrusive investigations and mould testing was conducted on three non-residential buildings with potential weathertightness issues and one with potential structural issues
SOLUTION
For the latter buildings, MBS worked with Miyamoto International Engineers to assess the structural aspects of the buildings.
In addition to conducting the initial condition reporting on Council owned assets, MBS developed Scopes of Work and written architectural briefs for the KCDC to engage with architectural designers and quantity Surveyors.
BENEFITS
MBS’s unique situation as part of a multi-disciplinary organisation means we can incorporate structural, seismic and geotechnical assessments as part of our overall condition reporting and provide the Council with a complete turnkey service that includes the condition reporting, remediation requirements, briefing of specialists and project management of the remediation works
