Masonic Village Trust, Woburn, Lower Hutt

Miyamoto provided geotechnical and structural design for this major redevelopment of large two-storey retirement village. The client and architect wanted to retain and reconfigure as much of the existing building as possible; some of this needed structural upgrading. The structure was a combination of steel framing, concrete masonry walls and light timber framing, all designed as Importance Level 3. Due to the sub-optimal sub-soil conditions a specific design X-pod foundation/floor was selected. The lack of accurate as-built drawings of the original building meant that a significant amount of redesign was required after various elements had been dismantled. We monitored construction throughout, with the redevelopment due for completion in early 2023.
